These terms govern the relationship between Villa Capitan (Profintis Group, S.L.U.) (hereinafter “the Host”) and the person making a booking (hereinafter “the Guest”) through www.villacapitan.com. By confirming a booking, the Guest fully accepts these terms.

2. Booking and confirmation
Bookings are made through villacapitan.com using Stripe’s secure payment system. Upon completing a booking, the Guest receives a confirmation email with the stay details and a link to manage the booking.
The booking is authorized at the moment of payment, but the charge on the card is processed only after the final availability check (typically within 30 minutes). If a conflict is detected, the authorization is released at no cost to the Guest.
3. Payment
- We accept: credit and debit cards (Visa, Mastercard, American Express), Apple Pay, Google Pay, and Klarna for bookings over €300.
- All payments are processed by Stripe — the Host does not store the Guest’s banking details.
- The prices shown are final: no additional taxes or surcharges are added.
4. Cancellation policy
We apply a standard cancellation policy:
- Cancellation more than 14 days before check-in: 100% refund.
- Cancellation between 14 and 7 days before check-in: 50% refund.
- Cancellation less than 7 days before check-in or no-show: no refund.
To cancel, the Guest must email info@villacapitan.com or use the booking management link sent by email.
In cases of force majeure (natural disasters, government restrictions, etc.), we will assess each case individually and offer date changes or a full refund.
5. Check-in and check-out
- Check-in: from 15:00.
- Check-out: by 11:00.
- Any arrival or departure outside these hours must be agreed in advance and may be subject to additional charges if extra cleaning work is required.
- The Guest will receive access instructions (key safe code or in-person meeting with the Host) 24 hours before check-in.
6. Minimum stay
The minimum stay is 7 nights, subject to season and availability. The conditions applicable to each date are shown on the villa’s page.
7. Number of guests
The villa accommodates a maximum of 6 guests. The maximum may not be exceeded without prior authorization from the Host. The presence of undeclared guests may result in termination of the contract without refund.
8. Damages
A refundable security deposit of €500 is required against possible damage. It is arranged before check-in (a card pre-authorization or bank transfer) and returned after check-out, once the villa has been inspected, less the cost of any damage. The Guest is responsible for any damage caused to the villa or its contents during the stay, except normal wear and tear. In the event of damage:
- The Host will notify the Guest in writing within 7 days of check-out.
- Damages will be assessed at the actual cost of repair or replacement.
- The cost will be deducted from the deposit; any amount exceeding the deposit will be charged to the card used for the booking, in accordance with Stripe’s rules on subsequent charges authorized by the Guest.
9. House rules
- No smoking inside the villa. Permitted on the private terraces.
- Pets: subject to availability — please ask in advance.
- Parties and events: not allowed.
- Quiet hours: please respect silence between 23:00 and 08:00 as required by the property’s community rules.
10. Cleaning
- Final cleaning is not included in the nightly price: a cleaning fee of €200 per stay applies, shown at checkout and added to the total.
- The villa is delivered clean with bed linen and towels. We ask the Guest to leave it in reasonable condition (rubbish disposed of, dishes in the dishwasher, no food remains).
11. Services included
- High-speed Wi-Fi
- Zoned air conditioning (Air Zone) throughout the villa
- Fully equipped Bosch kitchen (dishwasher, oven, microwave, washing machine, dryer)
- Towels and bed linen
- Two-car parking on the property
- Private swimming pool with hydromassage, Turkish steam sauna and wood-fired sauna
12. Liability
The Host acts with due diligence to ensure the quality of the accommodation and the information published. However, the Host is not responsible for:
- Occasional interruptions of public services (water, electricity, internet) outside its control.
- Loss or theft of the Guest’s personal belongings.
- Temporary interruption of a villa amenity for maintenance (pool, sauna, etc.).
13. Data protection
Personal data provided is processed in accordance with the General Data Protection Regulation (EU) 2016/679 (GDPR) and Spanish Organic Law 3/2018 (LOPDGPD). The data controller is Villa Capitan (Profintis Group, S.L.U.). 14. Governing law and jurisdiction
These terms are governed by Spanish law. For any dispute, the parties submit to the Courts of Orihuela (Alicante), except where consumer law grants the Guest jurisdiction in another forum.
15. Changes to these terms
The Host reserves the right to modify these terms. Modifications apply to bookings made after their publication. The date of the last update appears at the end of this page.
